What Does Renters Insurance Cover?
A standard California renters policy protects you in four ways. Understanding each helps you choose the right limits instead of defaulting to the minimum:
Personal Property
Covers your furniture, clothing, electronics, kitchenware, bikes, and sporting goods against theft, fire, vandalism, burst pipes, and some weather events. Choose replacement cost over actual cash value — it's only a few dollars more per month and pays what it costs to buy new, not depreciated.
Liability
Pays if a guest is injured in your unit or you accidentally damage someone else's property (for example, a leak that ruins the unit below yours). Standard limit is $100,000 — we recommend $300,000 for most renters, especially in multi-unit buildings.
Loss of Use
Also called Additional Living Expense (ALE). Pays for your hotel, restaurant meals, laundry, and pet boarding while your unit is uninhabitable after a covered loss — usually around 30% of your personal property limit.
Medical Payments to Others
Pays small medical bills for guests injured in your unit regardless of who was at fault — typically $1,000–$5,000. This coverage helps prevent small injuries from turning into major liability lawsuits.
Does My Landlord Require Renters Insurance?
Not by California state law — but increasingly by lease contract. Over the past decade, most landlords and property management companies in Orange County, Los Angeles County, and the broader Southern California region have added renters insurance requirements to their standard lease agreements.
Typical lease requirements include:
- Minimum $100,000 liability coverage
- Proof of coverage before move-in or within 30 days of lease signing
- Landlord or property manager named as an interested party (they get automatic notices of cancellations or lapses)
- Some leases also require a minimum personal property limit ($15,000–$30,000)

Renters Insurance and Roommates
If you share your apartment or house with roommates, each adult should carry their own renters policy. Most insurance carriers do not allow unrelated adults to share one policy because:
- A claim filed by one roommate affects the other's claims history and future rates
- Carriers cannot accurately underwrite risk when multiple unrelated adults with separate belongings are pooled under one policy
- If one roommate moves out, the remaining roommate's coverage can become invalid or require immediate re-underwriting
Exceptions: Spouses and domestic partners can typically be listed together on one policy with combined personal property limits. College students living in the same dorm or off-campus house may be covered under a parent's homeowners policy (usually 10% of the parent's personal property limit) — but this is increasingly limited and may not satisfy a landlord's requirement for a separate renters policy.
